With the new year upon us, our thoughts have turned from holiday celebrations to a more organized home. While doing a little research, we’ve come up with our 12 favorite tips for you to organize your new home in Dayton. Tips compiled from the best known sources for getting and keeping a well organized home include The Container Store, Good Housekeeping, Houzz, and Houselogic.

Start in one place
If you have several areas in your home you want to get under control, start with just one. You decide which one to start with – is it the area that gives you the biggest headache, or the area that guests to your home most easily see? Whatever your priorities, select one area and stick to it. Many attempts at organization fail when the task of cleaning up the entire house seems daunting, and folks give up. When you complete one area, celebrate and then move on to the next.

Allow plenty of time
Don’t expect organization to happen overnight. Depending on the area to be organized, schedule 20 minutes a day to a couple of hours each weekend to work on getting your areas organized.

Clean house
Once you’ve selected an area, go through the contents. Donate or hold a garage sale for anything you don’t or can’t wear or use any more. Use the two-year rule of thumb – if you haven’t worn it in two years, it’s time to say goodbye to it. These items take up valuable space and probably won’t be missed. We suggest using laundry baskets for sorting donate, garage sale, or trash.

Take inventory
After you’ve removed extraneous items, look at what remains. Does it belong here? Does it make sense to keep it here? Is there another place where you’ve got more room to keep it, or another area where it would be more easily accessible for its purpose? For example, take that professional-grade mixer that you’ve been keeping in the back of your closet and move it to the kitchen. When it’s time to tackle that area of the home, you can incorporate the mixer into the new storage plan for the kitchen.

Visibility
Choose square or rectangular containers for efficient storage in cabinets, closets, shelves, and under beds. The three rules to organization are visibility, accessibility, and flexibility. Choose containers that are either transparent or that you can easily label to help immediately identify the contents and save valuable time.

Organizing your closet and your wardrobe
Out of sight out of mind – we wear what we can see. After sorting through items for keeping, donating, selling, or trashing, make sure your clothes are organized by category and all on the same style and color of hangers. You can even double up on hangers by hooking hangers together with a can tab. Two hangers eat up less space and are the perfect way to hang coordinating pieces like shirts and sweater or slacks and jackets. Stop clothing slippage by using no-slip hangers or by adding few coils of pipe cleaner so strappy tanks and slippery silk blouses won’t wind up on the floor as you flip through them. Place shoes in transparent shoe boxes so they’ll easily stack on shelves. Store handbags on your top shelf so they’ll be easily visible.

Coded bins and buckets or below-bench baskets
Avoid the entryway, laundry room, and mudroom pileup of scarves, hats, dog leashes, and random personal items by giving each member of the family (including Fido) their own basket or bucket. Even if folks aren’t perfect about stashing their stuff, at least you’ll know where to toss it when doing a quick tidy-up!

Labeled lids
Deep and tall kitchen drawers are perfect for storing spices, flour, sugar, etc. Stop the search by storing containers with labels on the lids! All you need to do is glance down to find the ingredients you’re after.

Top of cupboard storage baskets
Fill wasted space above upper mudroom, laundry room or kitchen cabinets with attractive woven storage baskets. Since this spot is usually accessible only by ladder, it’s a good place to keep less frequently (and very heavy) used items.

Use the one in, one out rule
Remember that storage is finite, and that continuing to collect eventually leads to clutter and chaos. When you get a new “something” (toy, purse, jeans, etc.), send an old one to the donation or garage sale bin.

Reclaim garage ceiling space
A utility space is perfect for hanging sturdy racks overhead. Try storing seasonal items you don’t always need to access quickly on overhead storage racks in your garage.

Conceal cords with hooks
Nothing hampers decor quite like wires that have to be plugged in across the room. Tiny adhesive hooks help camouflage potential tangles by attaching cords to the back of furniture.

There’s no end to the things that need to be done around the house, but experts all agree that consistency is the key to a well-organized home! So whether you’re preparing your home for spring selling season or just trying to keep your new year resolution for a more organized living space, there’s no better time to clear the clutter than right now!

Fall Home Maintenace

You can feel the evening nip in the air. The days are getting shorter, evenings cooler, and leaves are starting to turn. As our thoughts turn to Halloween fun and Thanksgiving festivities, so should our plans for preparing our new home Dayton for the upcoming winter months.

  1.  Clean and stow your mower
  2.  Service your snow blower
  3.  Remove garden hoses from faucets
  4.  Drain and blow out your sprinkler system

  7.  Safely check your roof for damaged shingles, black algae stains, and vent flashing

Let’s Puppy Proof Your New Home

Congratulations on your decision to take advantage of today’s incredibly low interest rates and moving forward with your purchase of a brand new home in the greater Dayton Area.  And now that you’ve moved into your new abode and you’ve properly feathered your nest, congratulations on the new addition that’s sure to make your house a home – your new puppy!

Along with this excitement and unconditional love comes a set of challenges and frustrations that with a little planning and perseverance, is sure to keep your sanity and your beautiful home intact.  According to PetsBest.com, your puppy’s nose is their biggest asset, but it can also get them into the most trouble. Pet’s Best, a pet health insurance provider, encourages you to be vigilant and patient. They recommend that you look at your new home in Beavercreek or your new home in Centerville from your pup’s perspective to identify risks, protecting your flooring and furniture, childproof latching your cabinets, and ensuring nothing in your backyard or garage can harm your furry bestie.

1. Inspect your home from the point of view of an adventurous puppy. Go from room to room and look at each space from a puppy’s perspective. This means getting down on your knees and looking for any potential hazards. You’ll be surprised by how many enticing and problematic things your pup can encounter.

2. Purchase childproof latches to keep your puppy out of cabinets. Puppies can be as curious as cats because they investigate their surroundings by pawing and by chewing. Purchase childproof latches and attach them to cabinets that contain cleaning supplies, food and other canine temptations. Foods like chocolate, avocados, grapes, raisins, macadamia nuts, onions, and garlic can be toxic to dogs.

3. Protect your rugs from puppy bites & pee puddles. During your pup’s first year or while they are potty training, temporarily remove any expensive rugs and put down inexpensive runners. Otherwise, these rugs may become victims of pee puddles or bite marks.

4. Don’t forget to puppy proof electrical cords. Be sure to enclose any wires from electrical devices like televisions and computers in chew-resistant PVC casings. Chewing on a plugged-in cord can electrocute your pup.

5. Fence the backyard and put away harmful gardening tools. Make sure your yard is fenced and that there are no escape routes your pup can find. A dog with a desire to dig can get through openings that will surprise you. The first couple of times you let you dog out in the yard, follow him closely to see which areas he gravitates to. Just as food in the kitchen can be a problem for pets, so can plants in the garden. There are a number of plants that can cause harm to your pup. For some of the most common ones, refer to the Houzz guide of 22 Plants to Keep Away From Pets. Compost, cocoa-based mulches, pesticides, insecticides, fertilizers as well as snail and slug bait can also cause trouble for your dog. Your first line of defense is keeping these items stored away safely and out of reach.

6. Stop at the pet store for puppy gates & crates. Purchase doggy gates to limit access to rooms and make sure the gates have vertical bars, not horizontal ones. Smart pups know how to hoist themselves up on a lower horizontal bar to scale the gate and leap up and over. Also pick up an easy-to-clean crate that will serve as your pup’s snooze time den.

7. Lock up poisonous products in your garage. Closely look around your garage and make sure pesticides, gasoline, solvents, antifreeze, coolants and oils are either high up or in a closed cabinet. The same is true for small things, like screws, nuts, bolts and nails. If you live in a snowy climate, be aware that de-icing compounds may also contain dangerous chemicals, so look for ones that are safe for pets.

8. Secure small items out of your puppy’s paws. Becoming a tidy housekeeper will save you from expensive visits to the vet as a result of your puppy getting into toxic things or ingesting foreign bodies. Remove any small items on tabletops that can be chewed and make sure your kitchen and bathroom trash cans have secure lids. Stash small items like needles, thread, hair ties, jewelry, coins, buttons, rubber bands, and mothballs out of paw’s reach. Storing things safely away after using them is far easier than trying to coax them away from a pet determined to destroy them. Get in the habit of completely closing all closet, bedroom and bathroom doors to prevent any puppy misadventures. Remember to keep all of your toilet lids down, as drinking out of a toilet is unhealthy for dogs—especially if you use chemical cleaners.

9. Create a puppy-safe space. Resist giving your puppy free reign of your home. Initially introduce him to a large bathroom or spare bedroom that is already puppy proofed. When you wish to have him join you throughout the house, tether him to a waist leash.

The cost and consequences of not properly puppy proofing your home can be catastrophic. Being organized and ready to welcome home your new pup will make the adjustment easier for both you and your puppy.

Cooking, Cleaning, and COVID-19 – OH MY! 

As if preparing your home for the holidays isn’t stressful enough, now we throw a pandemic on top of it!  But despite this year’s challenges, there are still ways to safely host Thanksgiving according to Good Housekeeping.

  • Experts recommend that you avoid going shopping before, on, or after Thanksgiving. This means making sure your menu is prepared ahead of time with grocery shopping done as soon as possible.
  • Avoid participating in or being part of the crowd at big events such as Black Friday sales, sporting events or large parties or banquets.
  • Keep your Thanksgiving celebration intimate and where possible, look for ways to introduce outdoor activities.
  • Enjoy virtual holiday traditions. Using Zoom, families can still gather virtually with everyone enjoying the same favorite snacks while watching football games and the Macy’s Thanksgiving Day Parade.
  • When visiting local attractions, look for activities that are outdoors, can be done in small groups, and don’t require public transportation. Using individual family cars, how about whipping up a batch of great hot chocolate and meeting friends and family for a drive through holiday light tours in select neighborhoods?

When hosting at home, consider these tips that incorporate social distancing and social responsibility:

  • Thoroughly clean and sanitize your home before guests arrive. This includes frequently touched surfaces like bathrooms, soap dispensers, and doorknobs. Consider single use guest towels at bathroom and kitchen sinks.
  • Assign overnight guests with their own bathroom and laundry basket for self-laundry service!
  • Consider the ventilation in your home – Keep the fan running on the HVAC system, open windows and doors, and have fans circulating air towards intake vents.
  • Set up a hand sanitizer station at the entrance of your home.
  • Make that large dining room table work for you!  Immediate family can be seated next to one another, but it would be ideal if others are seated six feet apart.
  • Encourage masks for guests (and out of household family) during any point of the day when they are not eating or drinking.
  • Go all out this year with your Thanksgiving table, but the CDC suggests embracing single-use utensils and disposable dishware to avoid the risk of handling potentially contaminated utensils, glassware, or dishes.
  • Use place cards to identify where your guests should be seated.
  • Make ahead favorite recipes in individual serving sized oven friendly bowls or individual sized soup tureens.
  • Reduce risk by eliminating buffets, shared utensils, and DIY meal stations. Pre-plated and served plates will be best.
  • Still planning on a buffet setting? Limit the number of guests at the buffet table to no more than 4, make sure they wear a mask, and have a hand sanitizer station set up at the entrance of your buffet area.
  • Designate one person to handle the serving. This person should remain masked, use clean plates if second servings are desired, and be sure to sanitize hands before and after handling plates and utensils.
  • Finally, if you or a loved one are planning on attending an out of home gathering, avoid events (prior to traveling or celebrations) where you may be exposed to COVID-19.

The History Of Bungalow Style Homes

Anchored around charming front porches, this craftsman style architecture dates back to 18th century colonial India and the United States arts and crafts movement of the 1900s.  Jeanne Sager composed an excellent article for Realtor.com that captures the best of the origins and the features that make a true bungalow style home!

Think: focal-point fireplaces, charming dormers, coffered ceilings, exposed rafter tails, and open floor plans. At one point, the Craftsman became such an American classic, you could even build your own bungalow from a kit in a mail-order catalog. Just one more thing to love about these Craftsman cuties!

Bungalows have spawned a variety of styles—Mission, Tudor, Prairie Pueblo, Chicago, Cape Cod, and even Victorian (a seemingly contradictory mashup), among others—but the Craftsman bungalow is arguably the most popular. Craftsman houses are found in neighborhoods throughout the United States today, having taken root in Southern California in the early 1900s. Bungalows are also particularly common in the Midwest.

The term “Craftsman” comes from the name of a popular magazine published by the furniture designer Gustav Stickley from 1901 through 1916. Stickley was a leading proponent of the Arts and Crafts movement, which bucked the rise of industrial mass manufacturing by espousing the virtues of handcraft and simple, folksy design.

While Craftsman-style homes are often described as simple in design (compared to, say, Victorian-style homes), the details are not especially austere. Bungalows, which could be built without an excess of materials or effort, suited the Arts and Crafts movement and were designed with the working class in mind. Craftsman homes are relatively small, easy to care for, have no wasted space, and are easily tailored to the owner’s preferences.

Sager reported Stickley started selling Craftsman bungalow kits through his magazine for the low price of about $1,000 (which was cheap even for the early 1900s). From there, the popularity of Craftsman bungalows took off. Copycat Craftsman designs began to crop up from architects throughout the United States, with kits available in the Sears, Roebuck and Co. catalog, among other sources.

Take a close look at your home from the street. Is it time for a new mailbox? Do the exterior lights need to be updated? Are the house numbers ready to be replaced?

Fresh – We’ve all seen the Property Brothers in action! Freshen your rooms with new pillows, new bed linens, and fluffy neutral towels. Clean carpets and replace worn carpeting with a more neutral color and style. Remove small rugs. Check your large area rugs to make sure they are sized correctly for your rooms.
